How the SBC Score Works
The SBC Score is a research heuristic designed to help you quickly assess parcel fundamentals before diving into detailed due diligence. It aggregates multiple signals into a single 0 to 100 score.
Scoring Categories
- Access & Road Status (25 pts): Legal access confirmation, road type and maintenance level
- Utility Feasibility (20 pts): Power, water source, and septic feasibility
- Historical Auction Performance (20 pts): Repeat appearances, sale history, bid activity
- Marketability (15 pts): Property type desirability, area demand signals
- Area Context (10 pts): Regional heat score based on sell-through and overbid rates
- Price-to-Risk (10 pts): Opening bid relative to assessed value
Score Interpretation
- 80 to 100 (Strong): Solid fundamentals across categories. Still requires independent verification.
- 60 to 79 (Mixed): Some positive signals but notable gaps or unknowns. Proceed with caution.
- 40 to 59 (High Friction): Multiple friction points. May require significant effort or tolerance for risk.
- 0 to 39 (Research Deeply): Significant concerns. Only pursue if you have specific expertise or tolerance.
