San Bernardino withdrawals: why auction counts do not all mean sold

How to interpret canceled items, reported sales, incomplete result tables, and the due diligence that a count cannot replace.

Choose the question before counting

San Bernardino’s auction result tables contain several kinds of information: advertised items, cancellations, sold totals, and individual bidding fields. Begin with the question you want to answer. How many items were advertised is different from how many were reported sold. Neither tells you whether a particular purchase will suit your plans. Our research worksheet labels every metric with an event date, a source, and a population. That small discipline prevents a visually impressive total from turning into an unsupported claim about sale completion or market demand.

A withdrawal belongs in its own category

The official result interface shows withdrawal notes on individual items and a separate canceled count in its event summary. Retain the source’s wording when describing an item. If a note only establishes that it was withdrawn, do not invent a reason such as redemption, a title problem, or a seller’s decision. Those explanations require their own evidence. A withdrawn item also should not be treated as a failed competitive sale when calculating an auction conversion rate, because it may never have been available to receive a final bid.

A dash is not a documented outcome

On the May 2025 results page, some rows show a winning price while others show dashes or blank fields. Those gaps are not sufficient evidence to classify every remaining parcel as unsold. Pagination, status timing, and the scope of the displayed fields all matter. Our approach is to use explicit official aggregate labels when available and keep an unresolved category when the parcel evidence is incomplete. If you make a derived calculation, name both its numerator and denominator and explain what the remaining records actually establish.

Reconcile totals before drawing conclusions

Compare the event heading, advertised total, canceled total, and reported sold count before combining them with a downloaded or saved history file. A local import can represent a different observation time or include a different set of items. When totals differ, preserve both versions with their dates and investigate the item-level membership. Do not repair the discrepancy by relabeling unknown rows. The platform also distinguishes pending and validated payment states in its announcements, which reinforces why an auction result alone should not be described as independently verified deed completion.

Return from the totals to the property

The county’s auction FAQ puts responsibility for researching title and possible obligations on bidders and recommends legal advice about liens. Our practical checklist adds a clear property-identity check, an intended-use question, and a place to record unanswered issues about condition and access. Auction statistics do not answer those questions for you. Use the official terms for the applicable event and seek parcel-specific advice from the appropriate professional. Keep an unresolved item off a supposedly fully researched shortlist until you can explain what is unknown and why that uncertainty is acceptable for your purpose.
